- What percentage of the security deposit do your tenants get back? Again an indicator of the quality of the tenant. We pick quality tenants that take responsibility for themselves, their families and understand that being a renter comes with responsibilities. We make this clear in the beginning of our relationship and only approve those tenants that demonstrate these qualities. We averaged this over the last two years and find that at Property Star 90% of our tenants get 95% of their security deposit back. We have never been taken to court by a tenant for withholding their security deposit due to before and after pictures and clear documentation. Prior to a tenant moving in we perform a complimentary pictorial move in inspection. It is typically from 300 to 600 pictures depending on the size of the home and this inspection is uploaded to both the tenant and the owners portal. We are known for offering rentals that are in excellent condition and clean to a professional standard. We expect the tenants to return in the same fashion. All tenants are responsible for having carpet professionally cleaned at their expense upon their departure.
- What is your average vacancy time between tenants. This demonstrates the property manager’s true (not just words) dedication to your bottom line. Vacancy is lost revenue. We pride ourselves in premarketing, making sure the outbound tenant is onboard with showing prospective tenants the well kept rental and then moving fast with our preplanned "get ready" schedule as soon as the property is empty. Our average vacancy for 2016 between tenants moving out and new tenants moving in was 6 days. Our average vacancy for 2017 between tenants moving out and new tenants moving in was 3 days.
- How quickly do you pay your owners their draw. Our tenants are asked to pay their rent on the 1st day of the month. We have a zero day grace and 90% of our tenants have paid by the end of the 2nd day of the month. 96% are paid by the 4th. We process the large majority of our owner draws electronically or by check no later than the 6th day of the month. This speaks to the quality of the tenant. We give them a zero day grace when they rent with us and that's what they plan for and abide by. We collect it fast, pay our vendors quickly and then get the owner draw out without delay.
